Choose an information expert for your HIP
Through our extensive experience in carrying out over 500,000 searches a year we have an enviable track record in providing conveyancing information, and we have produced well over 1,000 full trial HIPs in the run up to August 2007. We already have considerable expertise in providing information in pack format, through the Richards Gray Conveyancing Pack. We set the standards for accuracy and we will use those same principles in providing HIPs, checking and validating every one.
Non-Exclusive
We don't believe in asking you to sign an exclusive agreement for your HIP supply. If you like our service, you will continue to use us; if you don’t, you’ll hopefully tell us, and we’ll make changes and improvements, otherwise you’ll go elsewhere. It’s really that simple. We believe in our products and ability to deliver, which means far more than a restrictive piece of paper.
Speed
We aim to deliver the completed HIP in under 7 working days. However, where there are issues, with for example a slow local authority, or problems with obtaining leasehold documentation, we will tell you in advance what the expected turnaround time will be.
We have plenty of experience in dealing with the nearly 400 local authorities in England and Wales, and we have up-to-date information on where there are speed issues, although the government’s transitional measures have made this less of a problem in the short term.
There is a significant initiative being driven by COPSO, AHIPP and the CLG to improve poor turnarounds before December 2007.
Maintain your existing relationships
We won’t force you to use our suppliers, but we have the resources to provide all the elements of a HIP if you require them.
Our approach allows independent Estate Agents to work with local solicitors, Home and Energy Inspectors and Surveyors, allowing already established commercial relationships to continue and prosper in the HIP arena.
Peace of mind
Richards Gray carries £8 million Professional Indemnity Cover, and an additional £2m Information Accuracy Indemnity for information provided by local councils for searches, to protect your business and reputation. We are full executive members of AHIPP, COPSO and subscribe to both the HIP and Search Codes of the PCCB
